Ah yes, Property Taxes, a less than popular subject for many a homeowner!! In today’s real estate market, many homeowners are faced with property taxes based upon assessed values that do not necessarily reflect the current market conditions. This could cause some financial grief for the homeowner.

In order for someone to understand the property tax process, we thought this site may help: Charmeck. It is Mecklenburg County’s site and gives a good overview of property taxes. If you want to see the abbreviated budget for sections of the County, check out FY 2009-2010 Budget in Brief. This presentation gives you an indication of where the money comes from and what it is used for.

Everyone that owns property has the right to contest the tax assessed on their property.  In an effort to be clear, the tax assessment is not the same as an Appraisal however they at times are used synonymously. This is why if you have a strong reason to contest your property taxes, you should consider an Appraisal for your property.

In today’s budget crisis, it may be more difficult to contest a property tax assessment. You may need more “proof” of what you allege. The Appraisal is performed by State cerftified or licensed Appraisers. It will help you determine if the value you get from the Appraisal is close to the assessed value. If it’s not, the Appraisal could be used to help defend your position regarding the value of your property.
